Does Social Media Pay?

05 11.10

Many times I’m asked whether it “pays” to jump on the Social Media bandwagon. Is it “worth” getting all mixed into it? What kind of “return” does it provide?”

And truthfully, it doesn’t if you don’t have a system and work your system.

If you have a newspaper ad week after week after week and the one house you have listed FINALLY sells, well, I guess you could say the ad worked for you. If you post ads on Craigslist and get a buyer, then you could say Craigslist works. And if you spent advertising dollars on “pay-for-clicks” through Google or some other vendor like that and sell a home, then you could say “Pay for Clicks” works for you.

Publishing your blogs daily or weekly and then posting on Facebook, Twitter, LinkedIn or other SM to link back to your website? Does it really “pay”?

Only if you want more saturated organic SEO which sends visitors back to your website or squeeze page to generate leads. THEN it is SO worth it.

You WANT visitors on your website! AND you want them to STAY THERE looking at your stuff and using you!

Jamie Turner,Chief Content Officer of the 60 Second Marketer, the online magazine for BKV Digital and Direct Response, posted an article on “Mashables” today, “HOW to: Calculate the ROI of Your Social Media Campaign“. He shows how you CAN calculate your return on using Social Media and when used effectively works extremely well.

Using Social Media as one of your Marketing Tools does pay and will boost your business.

Social Media 101

08 09.10

Last night I was chatting with a friend of mine who is a loan officer. Our discussion turned to using “Social Media” in our market …Ah, “Social Media” -  the newest catch phrase buzzing around offices and blogs. Okay, we know we need to do it. We know we need to use it and sign up for it, but how? How does it all work? How does it “link” together?

First you have to have a personal Facebook page, adding your Business Page. Facebook will not allow you to have a Business Page if you don’t have a personal Facebook page to start with. Here’s how to build your Facebook Business Page. Load it up with your professional information and photo. Link that to your website and blog. Start commenting, “Liking” other Facebook business pages (ie – Gitomer, TBWS etc). You can also “share” articles from other blog posts onto your Business Page.

Next, sign up for your Twitter Account. Start following some industry powerhouses – ie Gitomer and TBWS and others. You can tweet, but wait. I’ll show you an easy way to kill 2 birds with one stone when tweeting.  Twitter can be customized with your picture and background. Link that to your website and blog, also. Feel free to retweet when you find something  your followers may find interesting.

Then sign up for Linked In. Elaborate on your profile with Linked in – fill it out completely – include your photo. Start inviting business associates to link with you. Do a search and then invite them. Post links to your blog when you have written your blog. This post will then show up in Twitter as a Tweet.

Sign up for Active Rain. It’s a great networking tool and a wealth of blog posts for Real Estate professionals. The topics are varied, vast and all are quite interesting and useful. Here, you can post or repost your blog, twitter or Linked-in articles.

And with all these - link back to your blog and website with your comments and posts.

That’s the very condensed version of using Social Media. But most of all it works; but you have to work it. Not only are you giving your clients useful information, but you are optimizing search engines organically – FOR FREE!

If you need help, feel free to contact me.  Also, I would love if you “Liked” me on Facebook; followed me on Twitter; link with me on Linked In; or find me on ActiveRain.com.

So Much Technology and so Little Time!

I don’t know about you, but I get so many soliciting phone calls (and spam) from companies offering websites and front page placement on Google. Yesterday, I received one proposing for a minimum of $225 per month I would be “guaranteed front page placement on Google” by “a bona fide certified Google specialist”. Well, doesn’t that sound all official and everything? Pretty flashy, but that’s a lot of advertising budget dollars per month! Is this worth it to me? Would it be worth it to you?

I certainly believe in internet marketing and Google. I love Google – Google is taking over the world. I “google” every day to find everything. Is it worth paying for ads or placements? The word on the street (or in the “clouds”) is “Organic” Search Engine Optimization. Google engines are searching “organic” optimization (key words or phrases actually written into your site’s script) as a priority above clicks or ads. Who knew?  A savvy web designer who does specialize in organic search engine optimization will benefit your website MORE than paying anything monthly – clicks or “certified specialist”.

A website designer would do a complete and thorough keyword and phrase search for key text. This text would be inserted on your site. Additionally, you need to keep your content fresh for the search engines to find you – How? Blog Blog Blog and updating your content on your homepage. PLUS, your real estate listings need to on separate pages and not just listed through the MLS search engines.  WHEW!

As a side note: Before you can optimize your site with great content, you need your OWN website. It can be in addition to your company’s website.  But you need your own. How are your prospects going to find you when your domain name is www.YourComanies’Name.com/yourname? Worse yet, I have seen where instead of the agent’s name, there was a number! How in the world can Google, Yahoo, Bing or any other search engine possible find you??  If your company is providing a page on their site, that’s great and use it. But have your own built. Your clients deserve it.

When you are looking to have a site built there are many companies/designers and they all want your dollars promising you EVERYTHING.

Some companies have the same SEO for 500 agents. HUH? How can you compete with 500 companies then?

There are companies which have templates and your site looks MARVELOUS, (It really does); but if isn’t optimized and working for you, it’s not working.

Some companies have you purchase many many domain names to point to your site. That is a sign of a lazy designer and like having a hundred fishing poles in a pond with no bait.

What can you do? How do you know? Call me for a free (no strings attached) web site/building consultation. I don’t build sites – don’t like it. I like helping to design and maintain them, but don’t like to build them. HOWEVER, I do know what you should know when talking to site designers and even have some suggestions to help you “Bild” the best site for your Business.

So much technology and so little time! Don’t waste your time building it yourself or have your teenager build your site or waste your money on a company who cranks out the same site for everyone for an enormous fee. Hire a professional web designer and have it done right. You’ll pay for site building only and not for ads or placements.
